This building was converted to two retail units on the ground floor with two apartments over.

Formally an earthquake prone building in need of major remedial work this project included extensive remodeling and new construction to the rear elevation.
The design retains un-reinforced brick walls tied to new structural steelwork which have been left on display in one of the retail outlets. Original timber beams were used to the upper level to retain character and interest, to “tell the story” of the development.
The upper level is supported on timber ply-box portal frames, both from gravity and laterally during seismic events.
