The staff at Premier Design will assess your site for it’s suitability, and undertake a topographical survey, dynamic cone penetrometer tests where required to ensure that a workable concept is presented entirely in line with your core ethos. As the client you can have as much, or as little input as your feel is necessary, it is not our place to push what we think is best for you but we do encourage you to engage with the exciting construction techniques, principals and design possibilities that are there for the taking. Often creative designs occur as a result of a restrictions, or perceived problems that needs to be worked around, one of the architectural objectives at Premier Design is to create something exclusively for you, not simply something off the shelf that has been tweaked to suit. As a result we can create value, we can impress, or design for the future – the choice is yours.
Initial discussions include a site visit, general concepts, build complexity, sustainability, maintenance, construction materials – with this in mind the first thing we do is propose a considered floor plan. Depending upon your preferred level of input, you may already have a good idea of what this should be like, so it will not alter too much any fundamental concerns will be quickly discussed & resolved during these preliminary discussions in a face to face consultation.
After two or three iterations we are usually close enough to embark upon the full working drawings, which depending upon their complexity take at least two weeks to complete.
Council processing takes around twenty days, although again depending upon complexity this can take a little longer.
Once complete you are able to engage your head contractor and begin building.
During the build we often visit the site, however construction monitoring, procurement services, tendering etc incurs an additional fee.
Our baseline contracts are 3-5% (depending upon complexity) of the build value for full working drawings and specifications to consent level.
Structural engineering, wastewater design, commercial fire design are also done at additional costs.
